Why a Florida used RV needs more scrutiny than a Kansas one
Used RVs sold in Port St. Lucie have been through more brutal conditions than the same RV sold in dry inland states. The reasons we hammer on inspections in PSL:
- Salt-air corrosion on the chassis, brake lines, suspension, and any aluminum on the coach side. We see hidden frame rot in coaches stored on Hutchinson Island that look pristine from above.
- UV damage on fabrics, seals, and the roof membrane that aged 2x faster than spec.
- Heat-cycled rubber components - slide seals, awning fabric, tires - all aged accelerated.
- Hurricane storm history that may not be disclosed. A coach with hidden water damage from a 2022 storm can look fine in 2026 but have rotted plywood substrate.
The 12-point PSL inspection checklist
Here's the actual checklist we run for clients buying used RVs in Port St. Lucie:
1. Roof and ceiling
- Walk the roof - any soft spots, ripples, or discoloration?
- All sealant at AC, vents, antennas, refrigerator, slide-toppers - cracked or fresh?
- Ceiling interior - water rings, especially at slide edges and roof penetrations?
- Smell test inside - musty = past water intrusion
2. Slide-outs
- Extend and retract each slide fully - smooth operation, no binding?
- Inspect slide seals - any tears, compression set, or visible mildew?
- Slide tracks for corrosion (Schwintek systems particularly)
- Floor at the slide rim for soft spots from rain intrusion
3. Chassis and underbelly
- Frame rails - any visible rust or corrosion (especially near the rear axle)?
- Brake lines - salt corrosion on the steel lines is a red flag
- Slide-out racks underneath - rust pitting or warping?
- Tires - DOT date code under 5 years old? (FL UV ages tires faster than tread wear)
- Spring shackles and U-bolts for corrosion
4. Plumbing
- Water heater anode (Suburban) - fully consumed? Means owner skipped maintenance.
- Pressure test the fresh water system - any drops in 30 minutes?
- Tank valves - smooth operation, no drips?
- All faucets, shower, toilet - functional?
- Gray and black tank levels at empty - sensors working?
5. Electrical
- Shore power test - all outlets working, no GFCI issues?
- 12V test from house batteries with shore unplugged - voltage drops?
- Solar (if equipped) - controller logs, panel output under sun?
- Inverter - clean output waveform?
- Converter charge profile correct for battery type?
- All AC and DC distribution panels - corrosion at terminals?
6. Appliances and HVAC
- AC - full cool cycle, evaporator coil clean, condenser fins intact?
- Furnace - igniter fires, no propane leaks?
- Water heater - both gas and electric mode operational?
- Refrigerator - cool on gas AND electric within spec time?
- Microwave, range, oven - all functional?
7. Generator (if equipped)
- Hour meter reading + run hours vs age (50+ hrs/year is healthy)
- Start and run under AC load for 30 minutes
- Oil color, fuel filter condition, air filter cleanliness
- Exhaust check - blue smoke = rings, white = head gasket, black = fuel rich
Red flags that should kill the deal
Walk away if you see these:
- Soft spots in the floor or roof. Repair costs $1,500-5,000 and water may have spread further than visible.
- Frame rust through the steel (not just surface corrosion). Structural fix is $3,000+.
- Mismatched serial numbers or no clean title. Likely flood-titled or insurance write-off.
- Multiple slides won't operate together. Either mechanical issues or hydraulic system failure.
- Seller won't allow inspection. Hard pass. No exceptions.
